The services we offer are:
- Listing, administration and communication for online advertising. Every listing is advertised on TradeMe, Pride Property website, RealEstate.co.nz, Pride Property Facebook page and Facebook renting groups specifically for Southalnd.
- Targeted Facebook advertising. We are the only property management agency in Southland that actively advertise vacant properties on Facebook.
- Collecting and compiling application forms. Each of our prospective tenants are subjected to a very careful background checking process. We lookup tenancy records, newspaper records, call employers, check with references, and finally complete a credit and identification check. We then compile this into a document to provide you with a curated list of potential applicants.
- Sign new tenants into your property. During our sign in process a requirement is our property managers take at least 50 photographs with their detailed reports. This is then complied and sent to you via email.
- If we believe your tenant is unable to care for the section, we’ll have your lawns mowed and adjust rents accordingly to cover costs for you.
- Daily rent checking.
- We can manage your weekly or monthly outgoings such as insurance and rates. All invoices are managed through our Document Management System and are scanned and emailed to you along with any correspondence received on your behalf.
- We will manage any required maintenance and payments to Tradespeople on your behalf.
- We will inspect your property in under 80 days to ensure that intervals between inspections never violate your Landlord Insurance Policy. If your Landlord Insurance Policy requires a property inspection every 60 days we will change our inspection periods to suit your individual requirements.
- With our extensive knowledge in the New Zealand Residential Tenancies Act we will represent you at mediations, tenancy tribunals, order of examinations, or even at evictions.
- Tenants are given an on-call number. Voicemails left are emailed to our staff to ensure that all communication is received.
- Sign-outs are conducted on your behalf, we compile a detailed report with photographs and follow up any remedial work required with your tenants. Any necessary maintenance is also addressed prior to a new tenancy.
